Predatory Land Sales

Unicoi County Mayor Thomas Harrison brought the predatory land situation to TDEC’s attention for potential regulatory assistance. As TDEC discussed the issue internally, it was determined to be a statewide issue. The problem is that certain companies are buying large parcels of land and sub-dividing into 5+ acre lots. (Parcels which are less than 5 acres require individual septic permits through TDEC). The land is usually uninhabitable due to rough terrain, no access to water, electricity, and/or septic permits. Renters are being taken advantage of because nothing is filed at the courthouse. Once the renter gains access to the property, there is no recourse of action. Numerous health hazards and huge property decreases to the property owners nearby are the primary concerns. TDEC initiated a statewide virtual meeting with mayors to discuss the issues and allow community leaders to share current successes in combating this situation.
