Tennessee Real Estate CommissionRenewals are done online through your CORE account. If your license has expired but is within sixty (60) days of the expiration date, renewal can still be done through your CORE account.
Licensees that have been expired for more than one (1) year must retest and reapply. In lieu of retesting, licensees that have been expired for more than two (2) years may also take an approved 30-hour T.R.A.C.E. course to reinstate. Approved courses can be found here. Licensees that have not expired more than 12 months may be able to be reinstated with fees. Sign into your CORE account, ensure your expired license is linked to your account, and request reinstatement/reactivation.
Affiliate Brokers and Brokers must pay a $50 late fee per month, up to 120 days, if renewing after their expiration date. An increase to $100 per month applies to the remaining 121 to 365 days.
The Tennessee Real Estate Commission does not offer a reciprocal license at this time. However, if you hold a real estate license in another state you may still qualify under Tennessee statute to have your real estate education, the national portion of the exam, and/or your experience substitute for Tennessee's education, the national portion of the examination, and/or experience.

2. Certified License History from all states where you hold or have held a real estate license.
Please be aware that a real estate licensee from another state cannot "partner" with a Tennessee licensee to conduct business that requires a Tennessee Real Estate license. A Tennessee Real Estate license must be obtained by the individual. A licensed Tennessee Broker may pay a commission to a licensed broker of another state, provided such a non-resident broker does not conduct in this state any of the negotiations for which a commission is paid.
Retire a License
If you wish to stop practicing real estate for any reason but do not want to give up your real estate license, you may place your license in retirement. Complete the retirement application through your CORE account and pay the $25 fee. You will need to upload a completed TREC 1 form with the application, which can be found on the Forms and Downloads page.
While in retirement, you cannot participate in any real estate transactions; however, you may receive commissions from transactions completed prior to retirement. In addition, retired licensees must continue to renew the license every two (2) years by paying the renewal fee prior to the expiration date.
While retired, an active E&O insurance policy is not required, continuing education is not required, and you don't need to be affiliated with a firm.
Reactivate a Retired License
License holders must complete the reactivation application online through their CORE account. The licensee must provide proof of current errors and omission (“E&O”) insurance, be affiliated with an active firm, and complete the TREC 1 form found on the Forms and Downloads page. The fee associated with the reactivation application is $25.
The licensee must complete 16 hours of Continuing Education (CE) before reactivation and must do so within the current license renewal period in which they seek reactivation. If a licensee reactivates a retired license within the same renewal period in which the license was retired, any CE obtained before retirement within that renewal period would count toward the 16 hours required to reactivate. Please check CE Broker to confirm if you require education.
A Broker Release must be done through the Principal Broker's CORE account. Once logged in, navigate to "My Licenses or Permits", click the action arrow beside the license number, and select the "Broker Release" application. There is no fee associated with this request.
Licensees needing to transfer to another firm may submit their application through their CORE account. A completed TREC 1 form should be included with the online application and can be found on the Forms and Downloads page. The fee associated with the transfer is $25.
You must take your license with you to your new firm. The Commission does not issue a new license for a transfer. If you require a new license, you can request a duplicate through your CORE account.
License Certification History requests are made through your CORE account. The fee associated with this request is $25.
Both changes are submitted online through your CORE account.
- Change of Name: If changing the name of a firm, escrow account information must accompany the name change application. Additionally, Corporations and LLCs must submit a Letter of Good Standing from the Secretary of State, listed under the new name of a firm or a branch. There is no fee associated with a name change.
- Change of Address: Licensees must notify the Commission of a location change within ten (10) days. This change can be made through your CORE account. Choose "My Licenses or Permits", select the credential that needs to be updated, then select "Address Change". Please upload a completed TREC-2 form and updated zoning letter with the application.
