Exam Information

Before the Exam:

Broker candidates must have an active license that meets one of the following criteria to be eligible for the examination:

  1. 24 months actively licensed, if licensed as an affiliate broker on or before May 12, 1988.
    2. 36 months actively licensed, if licensed as an affiliate broker after May 12, 1988.
    3. 24 months actively licensed, if the candidate has a baccalaureate degree with a major in real estate.

In addition to experience, broker candidates must have successfully completed 120 classroom hours of approved real estate education, thirty (30) hours of which must be an "Office/Broker Management" course taken at a school approved by the Tennessee Real Estate Commission.

Applying For the Exam:

Broker candidates must submit the completed Broker Examination application found on the Forms and Downloads page. After completing a review of education and experience documentation, the Tennessee Real Estate Commission will inform candidates of eligibility for examination. The approval process takes approximately four (4) weeks to complete. Candidates may make an examination reservation after they have been approved.

After Passing the Exam:

Each applicant who passes the examination shall submit an application for the appropriate license to the commission. If such application is not filed within one (1) year after the date of the examination passed, the applicant must retake and pass the examination in order to be eligible for a license.
 

Documents Required for Application

  1. PSI Examination Application: Obtained upon completion at the testing center and must be signed by your Principal Broker.
    2. Proof of errors and omissions insurance policy.
    3. Proof of 30-hour “Office/Broker Management" course.
    4. Complete the Eligibility for Entitlements Verification form. This form can be found on the Forms and Downloads page.
    5. Electronic Fingerprinting Receipt – if not currently an active affiliate with Tennessee.

Electronic Fingerprint Submission

Applicants residing in Tennessee must make an appointment through IdentoGO who will transmit your fingerprints to the Tennessee Bureau of Investigation and the Federal Bureau of Investigation for processing. Out-of-State applicants who are unable to go to an IdentoGO location may use their non-resident card scan service. This program uses advanced scanning technology to convert a traditional fingerprint card into an electronic record, allowing processing as quickly as electronic fingerprinting.

Application & Fees

Complete the “Initial Real Estate Broker Application” online at core.tn.gov. The fee for the application is $91.
 

Post-Licensing Education Requirement

Brokers licensed after January 1, 2001, must complete one hundred-twenty (120) additional hours of Commission-approved education before the third anniversary of their broker license. Failure to comply with the post-broker education requirement will result in the non-issuance of a license renewal. Brokers licensed after January 1, 2005, must complete continuing education requirements after completing the 120-hour post-licensure requirement.

After brokers complete their POST 120 education requirement, they must complete 16 hours of continuing education during each two-year renewal period. The required 16 hours of continuing education must contain the 6-hour CORE course and 10 elective hours. Instructors will submit the hours directly to CE Broker for licensees.

Hours that are submitted past the required third year will accrue a $50 late fee per month.
