Tennessee Home Inspector Licensing ProgramThe Home Inspector Licensing Program was enacted on April 18, 2005, to ensure that only qualified persons are licensed home inspectors, and that the licensed inspector offers Tennessee Consumers a professional, educated opinion of the condition of their homes. It is our mission to protect the public health, safety and welfare by ensuring compliance through education, licensure, and regulation.
Requirements
Licensing Requirements
1. Be at least eighteen (18) years of age.
2. Provide proof of insurance in the standard Accord format.
a. In either the Insured or Description of Operations section, list the applicant’s first and last name.
b. Coverage for General Liability must include a minimum policy coverage of $500,000. It must have a valid policy number, as TBA is not accepted.
c. Coverage for Errors and Omissions (E&O).
i. There are no minimum limits specified in the statute, so you may set your own policy limits.
ii. It must have a valid policy number, as TBA is not accepted.
iii. Coverage must be valid and current at the time the application is submitted.
d. The certificate holder listed in the insurance policy must be:

Education Requirements
1. Copy of high school or GED certificate
2. Successful completion of ninety (90) hours of commissioner-approved training on home inspections and the preparation of home inspection reports.
a. The list of commissioner-approved training can be found here: https://www.tn.gov/commerce/regboards/homeinsp/license/education.html. For your convenience, the list can be filtered in three ways:
i. By course type (Qualifying Education (QE) or Continuing Education (CE).
ii. By credit hour.
iii. By provider.
Examination Requirements
Provide proof of passage of the state-selected National Home Inspector Examination (NHIE). Find exam information here. Exam scores are valid for five years.
Application & Fees
Complete the “Initial Home Inspector License” application online at core.tn.gov. The fee for an initial application is $300.
Reciprocal Information
Tennessee Reciprocity Requirements
1. Provide a Letter of Good Standing (or similar documentation) from the state licensing agency in which the active license is held.
2. Provide proof of one of the following:
a. 90 hours of commissioner-approved Qualifying Education (QE)
b. 32 hours of commissioner-approved Continuing Education (CE)
