Is My Property Contaminated?

Contamination or potential for contamination is typically identified during pre-transaction environmental due diligence screening or “All Appropriate Inquiries”.  Typically, this is accomplished by performing a Phase I Environmental Site Assessment (ESA).  If the findings of the Phase I ESA show additional assessment is needed a Phase II ESA may be recommended.

Any samples showing substances that are greater than a screening level is considered contamination. There are various screening levels for soil, water, soil gas, and/or indoor air.
