Project Overview:

The project will remove the existing ballasted 45 mil EPDM roof systems, wet or damaged rigid insulation, possible barrier board and all discovered damaged metal deck from both structures. The buildings and roofs were constructed in 1992. The roofs are in poor condition, and have openings and deteriorated flashing and active leaks. There are several areas of ponding water, and a noticeable absence of crickets to direct water towards scuppers, further deteriorating the membrane and seams. Metal coping, joints, and gravel stop issues are present, and parapet and wood nailers are inadequately protected. The project will construct new modified bitumen roof systems with suitable substrate, insulation with tapering as needed, coping, flashing and trim, wood nailers and blocking, deck repair where required, and address all other roofing components of coping, scuppers, parapets, conductor heads, downspouts and other items, for a complete watertight, warranted system.  Project includes repair or replacement of center’s damaged interior items, such as walls, doors, floor coverings, light fixtures and ceiling tiles, and addresses mold removal as needed. Project also includes exterior repairs to the rough surface brick veneer of the center, with cleaning, tuck-pointing, caulking and sealing, new control joints or other recommended actions, replacement of unserviceable flues and vents, removal of abandoned rooftop equipment, installation of below grade drainage, lintels and openings as needed. Openings in poor condition will be corrected. Designer shall furnish engineering data, perform explorations as needed, complete design computations, furnish drawings and technical specifications, and provide cost estimates in support of this project. Designer shall follow all aspects of the State Building Commission’s Designer’s Manual in the execution of this project.
