Project Overview:

The project will remove the existing mechanically and fully adhered EPDM roof systems, wet or damaged insulation and all discovered damaged metal and cementitious wood fiber plank decking from the one-story structure. The building was constructed in 1961, expanded in 1996 and has 3 roof systems, most dating to 1996. The mechanically adhered system has openings and deteriorated flashing and active leaks in the EPDM roofing. There are several areas of ponding water at deteriorated membrane and poor underlying insulation. Some of the metal gravel stop and fascia has failed and is not adequately attached, and damage to the exterior insulation finish system (EIFS) and wood nailers has occurred. The fully adhered EPDM systems on the east and west additions are in fair condition with active leaks due to failed penetration flashings, side wall flashing and termination. The metal coping was poorly installed and did not comply with generally accepted Industry Standards. The fully adhered system on the Assembly Hall was installed within the last 6 years and has no reported leaks. The standing seam metal roof over the entrance lobby is in satisfactory conditions, although the membrane flashing around the metal roof perimeter is in poor condition. The project will construct a new modified bitumen roof system with suitable substrate, insulation, sheet metal flashing and trim, wood nailers and blocking, deck repair where required, and address all other roofing components of coping, scuppers, roof drains, downspouts and other items, for a complete watertight, warranted system.  This includes warranting the standing seam metal and fully adhered areas in good condition, as well as repairing all necessary trim, flashing, counterflashing and termination points. Project also includes repair or replacement of damaged interior items, such as gypsum board walls, floor coverings, light fixtures and ceiling tiles, and addresses mold removal as needed. Project addresses exterior repairs to the EIFS, fascia and siding, and all rough surface brick veneer, with cleaning, tuck-pointing, caulking and resealing, selected reglazing, steel lintel finish treatment, new control joints, replacement of unserviceable flues and vents, repairs to the standing seam metal roof section, recommended actions to lintels and openings as needed or other recommended actions. Openings in poor condition will be corrected. Designer shall furnish engineering data, perform explorations as needed, complete design computations, furnish drawings and technical specifications, and provide cost estimates in support of this project. Designer shall follow all aspects of the State Building Commission’s Designer’s Manual in the execution of this project.
